Asbestos certificate Flanders
Required when selling, gifting or inheriting a building built before 2001. We draw up the inventory, OVAM issues the certificate.
What is it?
A certified asbestos expert comes on site and maps every suspect material, both in the building and on the grounds. Those findings go into the asbestos inventory database, after which OVAM issues your asbestos certificate. It appears in your housing passport straight away.
Since 23 November 2022 the certificate has been required for every transfer between living persons of an accessible structure built before 2001, from 20 m² onwards. Its content forms part of the sale agreement.
Non-destructive
Nothing is opened up. A small sample is sometimes needed to have a material analysed; we agree on that beforehand and leave the spot tidy afterwards.

Yes, if it is an accessible structure from before 2001 of at least 20 m². A smaller structure is also covered when it forms part of a larger whole that does reach 20 m².
Ten years. Five years for high-risk materials, and indefinitely if no asbestos is found.
They count as a separate building unit and need their own asbestos certificate, to be requested by the owners association or the managing agent.
