Bestos is based in Brussels and works from there throughout Flanders, the Brussels Region and Wallonia. That central position gets us quickly on site in Flemish Brabant and the Leuven area.
Where does the asbestos certificate apply and where an asbestos inventory?
The asbestos certificate is a Flemish document; in Brussels an asbestos inventory applies for certain works, and Wallonia currently has no certificate obligation on sale.
In Flanders an asbestos certificate accompanies the sale, gift or any other transfer between living persons of a building constructed before 2001, from 20 m² of accessible structure. OVAM issues it. It is valid for ten years, five years where it lists high-risk materials, and indefinitely where no asbestos is found. By 2032 every owner of such a building needs one, sale or no sale.
In the Brussels Region that certificate does not exist. An asbestos inventory is compulsory there in two cases: on the total demolition or the renovation of more than 500 m² of a building permitted before 1 October 1998, and as soon as asbestos is removed for which a notification or an environmental permit is required, whatever the surface area. In the first case the inventory accompanies the permit application. A sale as such triggers no inventory in Brussels.
Wallonia currently has no certificate obligation on sale; the OVAM certificate does not exist there. Whatever the Region, the federal side runs alongside: for the buildings you manage as an employer an asbestos inventory has to be in place. How far does the service area reach from Schaerbeek?
The centre of gravity lies in Flemish Brabant, Halle-Vilvoorde and the Leuven area; beyond that we travel through the rest of Flanders, Brussels and Wallonia.
Schaerbeek sits against the Brussels ring road. On the other side of it Halle-Vilvoorde begins, and further on lie Leuven and the rest of Flemish Brabant. For those areas a separate page is set out below.

Do you also work outside Flemish Brabant and Brussels?
Yes. The regional pages show where we work most often, not where the service area stops.
If your municipality is not listed, we do come there all the same. The pages below exist because the rules and the building period differ from one area to the next, not because the work stops there. For a municipality that is not listed, the request runs in exactly the same way.
To answer we need the address, the year of construction and the reason for the request: a sale, planned works, or a building where staff work. That settles which document applies and what has to be examined on site.
For a building in Wallonia little changes about that question, with one difference: the Flemish certificate does not exist there. So it is about the works you are planning or about your position as an employer.

No, there has to be one per building. The obligation for employers is federal and does not change at the regional border, but the document describes one building at a time, with the materials found there.
